$430/month covers all exterior building maintenance (roofs, siding, landscaping), management costs, common area upkeep, termite protection, street lights, road maintenance, snow removal, and stormwater management. Over 50% goes to a reserve fund for full replacement of major components.

What warranty is included?

Quality Builder's Warranty (QBW) Premier 10-year protection plan, insured by Liberty Mutual, is included with every villa. Liberty Mutual qualifies the construction quality before issuing coverage.

What about pets?

Up to two pets are welcome. Permission is required for additional pets. Covenants address nuisance/barking and proper waste disposal.

Are rentals allowed?

Premium Collection: no short-term rentals under 28 days. Units may be rented for a minimum of one month, a maximum of twice per calendar year. Reynolds Terrace Collection rental policies are being finalized.

What are the utilities?
